Finding your niche as a real estate agent

I came across an article today titled “The Hunt for Green” and I was thinking about some of my successful friends who have made it in the real estate business. Each of them have found their own niche in which they are able to sell into. One of them only deals with first time homeowners, another one only sells houses in the $200k - $300k price range, while still another only deals with recently divorced husbands. Dave, who was frustrated after buying his first house, thought there should be a better way and devised his own plan to make the entire process easier and gives the first time home buyer a pamphlet he put together that talks about everything they should expect. Sarah knows her particular area very well and explains to potential clients exactly what they are going to get from a house in the $200k - $300k range. And Jim, he went through his own ugly divorce about 10 years ago. He knows the pain those men are going through and helps them manage everything when finding that new home. They have each found the type of buyers that fit their personalities and know how to help. Because of this, they are able to relate to and connect better with the buyer, resulting in higher close ratios and better focus on their business. I have seen too many real estate agents try to be everything to everybody and fail terribly.
It seems like “green” is a big buzzword right now and if you’re looking to brand your own business and find your own niche, this could be a very attractive niche. If you are able to brand your business as the agent that knows about green houses, who the green builders are, or even what technologies someone would need to install in their house to make it green. Of course, this is one of those niches that might be better in some cities over others, but only you will know if it will work in yours.

There are literally hundreds of different niches you could fill, find yours and succeed!

Finding a niche has never been easy for me. I’m always interested in lots of things so it’s difficult for me to choose. Since I used to be a stand up comedian I do get other comedians coming to me buy or sell a home because they know me. But most comedians don’t have much $$ so those are only a few transactions each year. I’m thinking of branching out to the entertainment industry as a whole target market.
The key i believe is to just find an area you really care about or love and GO.

Or you can just be a specialist with every niche;) I’ve got Realtor websites for
4 different local niches and I’m working on another 6!

How do you find time to manage all your different sites and all the different niches? Are there specific niches that you do better at than others?

Since your a comedian, I’m sure you have a lot of creativity and can find something you really enjoy.
